Global fashion brand G-Star Raw moves to Piccadilly Basin

Town Centre Securities’ £250M Piccadilly Basin scheme has secured another tenant to the listed Carver’s Warehouse office development, leaving only one floor remaining. Global denim brand, G-Star will occupy the first floor of Carvers Warehouse, totalling 3,550sq ft of accommodation on a 10 year lease at circa £19.50 per sq ft.

Lambert Smith Hampton, joint agents on Piccadilly Basin with Cushman and Wakefield, represented Town Centre Securities while DTZ acted for G-Star. G-Star is currently fitting out the first floor to accommodate a sales office and showroom to showcase its new collections to retailers. The staff will be relocated from Hilton Street in Manchester following the fit-out towards the end of this year.

From its conception in 1989, G-Star has been known for its innovative and cutting edge style in the world of denim. Pushing the boundaries, continuous experimentation, and product development have lead to a strong following worldwide. The rough, rudimentary and raw characteristics of the brand allow G-Star to maintain its distinct and unorthodox styles. The brand has established itself in 17 countries and currently occupies 28 offices and 90 showrooms around the globe. G-Star has an international appeal with over 5.400 points of sale in 70 countries world wide and employs more than 700 people with 30 different nationalities.

Erik Tijsma, Manager of Real Estate for G-Star worldwide, said of the move; “We have been looking to relocate the sales office into a location that best reflects our brand and feel that Carver’s Warehouse achieves this goal. As the oldest surviving stone warehouse in Manchester with listed status, Carver’s Warehouse perfectly matches our ‘raw’ brand and products. Piccadilly as an area has a strong industrial heritage and the building itself has been used for various retail and manufacturing purposes over the last 200 years. It is the ideal location to showcase our exciting new collections to the retail ‘heavyweights’ of Manchester."

Development Director for Town Centre Securities, Richard Lewis, continues; “In G-Star we have secured yet another fresh, creative team to complement those already residing within Carver’s Warehouse. Given the heritage of both the site and the actual building, it is entirely fitting that we are accommodating a retailer within the tenant mix. G-Star is a global denim phenomenon, well known by the fashion world and is a welcome addition to the development."
